Vision

The Burt Group was tasked with completely demolishing two floors within a currently occupied building and creating brand new, open-concept sales office spaces, unique break areas, and conference rooms. This project also included the refurbishment of an open stairwell that connects the two floors.

The demolition consisted of removing all previous tenant finishes from floor to ceiling. The build-back consisted of new walls, flooring, open ceiling, new mechanical, plumbing and electrical systems. The outdated stairwell was stripped down to its base structure and new handrails and tread were installed. The break rooms and kitchenette areas were of high importance to the client because they wanted their employees catered to and fueled for high-energy work days.

Challenges

Renovating two complete floors in an occupied building is not easy. Exemplifying our coordination and communication skills, The Burt Group worked in close coordination with the building management team and engineers. There was limited elevator usage as the service elevator was being remodeled by building ownership during the construction process. The Burt Group was sensitive to sharing common areas with the tenants and maintained a clean and safe work area. Further challenges were the management of schedules and planning of loud work. With the building currently occupied, many after hour and weekend shifts were coordinated to get the job done so that there would be little impact on the active tenants. There was a critical delivery date driven by Main Street Hub having to vacate another space, and despite many logistic challenges, The Burt Group built this job on time and on budget.
