The Littlefield Lofts are located in downtown Austin at the corner of 6th Street and Brazos. The Littlefield Lofts were constructed in 1981 and the building’s exterior was in need of a serious facelift. The Burt Group and Sixthriver Architects were selected by Stream Reality Partners to undertake the exterior renovation of the balconies, garage screens and main lobby for Littlefield Lofts.

The Littlefield Lofts are located in downtown Austin at the corner of 6th Street and Brazos. The Littlefield Lofts were constructed in 1981 and the building’s exterior was in need of a serious facelift. Vision

The upgrades to the 24 boutique vacation units included new glass and metal façade – giving the exterior a clean, modern and industrial look. Coupled with the floor-to-ceiling windows and private balconies, the lofts give guests great views of downtown Austin. Additionally, the lobby was upgraded and a stair was removed to meet ADA compliance.

The Littlefield Lofts serve as another example of the Burt Group’s adaptability and expertise with exterior renovation projects. The Burt Group was able to communicate with and work alongside multiple key organizations to turn the lofts vision into a reality.

Challenges

Due to the high demand for Littlefield Lofts, The Burt Group was required to complete the entire exterior renovation project around the loft’s occupants – one block at a time. Precautions including special ventilation systems to minimize dust and debris, along with noise control barriers and an extensive choreographed plan of construction hours, closures and staffing were implemented to reduce the impact of the occupied renovation on the tenants.

Additionally, due to the timing of SXSW, The Burt Group was forced to completely halt construction until the festival had ended and the streets were again accessible. The physical location of the lofts also proved to be a challenge. The building sits on the corner of two busy streets in the heart of downtown. Due to its unique location, extremely limited parking and supply delivery logistics would prove to be a major challenge.

As a testament to their skill and expertise The Burt Group worked through all of these challenges and was able to complete the project on-time and on-budget.

Success

The Littlefield Lofts prime location, historic background and modern accents, have made the vacation spot a desirable destination for visitors to attend some of Austin’s large-scale events such as X Games, SXSW, Formula One and Austin City Limits Festival.

The Burt Groups quality of work and ability to overcome numerous challenges resulted in a sleek, contemporary upgrade for Littlefield Lofts that will impress future Austin vacationers.
