Left in disrepair, it represented a unique opportunity to be redeveloped. Purchased by an investor group, Noack-Little Architects and Interiors and The Burt Group were selected to transform the building and reposition it for Austin’s robust creative economy.

Vision

The building’s ground floor, with its exceptional construction, could easily support more stories to create greater density. As a result, it was reimagined as a five story, contemporary building totaling 50,000 square feet. As a midblock building, outdoor space was nonexistent, so the team designed an inviting rooftop deck that provides exceptional views of the Capitol and created street-facing balconies. The design, in a nod to its original architecture, is midcentury and reflects clean, modern lines. Brick, taken from the original building, was reused on the façade.
Inside, high-efficiency HVAC and other elements were incorporated. The interior design reflects streamlined elements and a neutral color palette to give the building an upscale and modern feel. Common areas also include storage for bikes and showers for occupants.

Challenges

The timeline of the building, compressed by permitting issues, was exceptionally tight. In collaboration with Noack-Little, The Burt Group incorporated best practices in design-build to move the construction forward, even while the process of design was being completed to save time and meet the deadline. When crane challenges emerged, The Burt Group executed alternative solutions to get the building constructed without further delays.

Success

The building aligns with high-growth and midmarket companies seeking downtown, creative space. It appeals to companies with strong millennial workforces, and hits a sweet spot in terms of providing single, 10,000 square foot floors for high-growth and midmarket companies.
